TOC Management Services, in association with Sclater Partners Architects, retained WHPacific as the civil engineering, landscape architecture and surveying consultant for this distinctive office and training facility located at Seaway Center.
The client did not need the total site area for their use, but their desired subdivision sizes were not allowable by the current City code. Having previously completed the Master Plan for the overall Seaway Center development, WHPacific was knowledgeable in its conditions for approval and premise on which they were based. As a result, the team was successful in providing the justification and documentation necessary to obtain City approval to subdivide the parcel into the two desired lots.
Special attention and close coordination between the WHPacific team and project architect was key to retaining large trees, native understory vegetation, and developing a landscape treatment which emphasizes a forest theme. As a company with deep roots in the Pacific Northwest timber and lumber industry, this was an important design feature for the client.
